Shortlist of four developers announced for Rochester Riverside
Following an extensive marketing and shortlisting exercise, a tender list has today been announced for the first phase of development at one of the most spectacular regeneration sites on the Thames Gateway - Rochester Riverside.
The 34-hectare site has stunning views of the River Medway in Kent and a backdrop of Rochester’s famous castle and cathedral. There is outline planning permission for 2,000 homes, offices, shops, hotel, school, food and drink venues, riverside walk, parks and a range of community facilities.
The first phase involves the release of seven hectares of land, for around 550 homes with open spaces and other uses, at the southern end of the site.
Twenty developer led teams submitted Expressions of Interest, from these a shortlist of four have been selected to tender for the first phase of development.
The track record of the developer and of their architectural consultants, together with their commitment to, and understanding of, Medway Council and SEEDA’s aspirations for a high quality and sustainable scheme were at the heart of the shortlisting process.
The shortlisted teams, with their lead architects, are:
Countryside Properties (with Fielden Clegg Bradley Architects and MacCreanor Lavington Architects)
Crest Nicholson (with HTA Architects)
Bellway Homes and the London & Quadrant Group (with BPTW Architects and Buschow Henley)
Urban Splash with Affinity Sutton Group (with Space Craft Architects)

SEEDA is Medway Council’s project partner on Rochester Riverside. SEEDA’s Project Director Jonathan Sadler said: “This is a very exciting stage for Rochester Riverside. The tender documents are currently being prepared for issue in May. These four teams will be expected to provide a high quality design led response to our brief.”
Over £80million of public investment has gone into land assembly, site clearance and flood defences.
Rochester Riverside will set a standard for the regeneration of Medway where massive private and public sector investment will create 16,000 new homes and more than 20,000 jobs in a city of 300,000 people - bigger than Reading, bigger than Brighton and Hove.
